However, the higher fixed rate mortgage will still present challenges to some homeowners who could see mortgage payments one third higher than before. In addition, some homeowners have been shocked to learn that they won't qualify for refinancing due to adverse changes in their income, etc. In other words, this latter group of people will be stuck with their current adjustable rate mortgages and subject to ever increasing payouts as mortgage interest rates show no sign of holding still or falling.The tipping point with all of this is foreclosures. If unable to keep up with the higher payments some homeowners could fall behind or simply quit making payments; as a result the foreclosure rate may rise dramatically. If this scenario plays out, look for more personal bankruptcies to result and a glut of homes on the market to push housing prices down. I The Power Of Visualization Since I received positive feedback on Life Lessons From Blackjack last week, I thought I’d share some lessons I learned from poker as well.When working with the law of attraction, or toward success in anything we do, we first need to realize the power that our mind has in creating that success. Our ability to see our success in our minds eye is the first step toward actually accomplishing that success. The ability to visualize in your head and see yourself doing what it is you want to do or having what it is you want to have is a valuable skill and asset to have on your side. Take the time to practice visualizing and get good at it. This one skill alone pays dividends in return.There was a study done a number of years ago with a high school basketball team that is note worthy. The basketball coach at the time split the team in half and worked with each half of the team seperately. One half of the team practiced throwing free throws over and over again. The other half of the team did nothing but visualized themselves throwing free throws. Both sides practiced their jump. Both halves practiced using their wrists properly to make a good free throw. Both sides practiced their aim and accuracy when it comes to making it in the basket. The only difference was that one half did it physically and the other half of the team did it all in their minds eye.What were the results? The results were astounding. The half that did nothing but visualize did just as well as the half that physically practiced. Some of the players who visualized actually did even better. I first learned to play poker when I was 18, just playing nickel-dime-quarter games with friends from school. I was a fairly weak player back then, mostly using a loose-aggressive style and bluffing way too much. But I enjoyed the game and would usually play at least once a week. Of course, this was only in home games where I mostly played those deviant forms of poker not found in casinos. My favorite game was called 3-5-7. I only played for fun at this time and for many years thereafter, I never took the game seriously. When I was 21 and living in L.A., some friends and I made a few trips to Commerce Casino. I played mostly 7-stud at the time and a little bit of hold’em. I didn’t keep records back then, but overall I probably broke even. I played at Commerce perhaps 5 times total. It was an hour’s drive from my home, so it wasn’t convenient enough to bother with, since I was only playing for fun anyway. From the age of 24 to 33, I hardly played poker at all, maybe once a year on average. It just wasn’t a big part of my life. In January 2004, my family and I moved to Vegas. The availability of poker games in Vegas (and the recent surge in popularity) means that you can always find a game. Basically, it is software which is shared. People out there will design software, and then allow others to use it for free. Well, technically it is free, but there is a price to pay at times. Sometimes you must give up a name and email address, and then start receiving junk mail. Other times, it really is just free. And works very well. But every now and then, you get hit with spyware and do not even know it.Once you download the program, and then install it onto your computer, you really have no idea what was just installed. You think it was a free program, but this program could be monitoring your keystrokes, or tracking your website viewing, and then transferring this data to someone else. Of, you could just end up with a situation where you start to get a lot of popus. All of these are cases of spyware from share ware.There is a simple fix for this. Find a good quality spyware removal software program, and run a scan on your computer. If you’re thinking “I don’t have much control over those internal factors either” then you may be missing an opportunity to motivate your team. I had no intention of making it into a career, but nor did I have any interest in losing money at it. I figured that if I could learn how to count cards at blackjack, surely I could become decent enough at poker to consistently beat the low-limit games. That way I could have fun and win a little money at the same time. Turns out I was right. Based on recommendations from others, I picked up a few books on the subject. My favorite was Winning Low-Limit Hold’em by Lee Jones. I followed Jones’ recommendations fairly closely, and they worked well. I only play the cheapest limits, like $1-3 and $2-6 spread games or the $2-4 structured games. I play in smoke-free poker rooms, which fortunately are becoming more common. Personally I like the campy/friendly (and smoke-free) atmosphere of the Excalibur poker room, so that’s where I usually play. It’s a very winnable, low-pressure game if you’re halfway decent, especially on a Friday or Saturday night when the place is filled with tourists who are mostly there for fun and free drinks. I know most of the dealers there by name, and all are very friendly. I’m not out to make a career out of this, and I certainly don’t consider myself a shark. I just love the fun and the challenge of the game. I’ve always enjoyed competition. On average I play a couple times a month, usually on weekends.
