The call center rep can provide no answers to any questions, and the customer is left with a less-than-glowing opinion of your company at the moment. This less-than-ideal scenario reveals the importance of having properly managed and highly trained Customer Relationship Management (CRM) professionals in place.Oftentimes, the call center is the liaison between the customer and a company’s management. In other words, the call center is the place for customers and representatives to interact. Customers pose questions, and your agents provide quick answers and other valuable information. A customer enters the call uncertain of something and leaves with absolute clarity. As this relationship clearly shows, your call center agents maintain a highly critical role in the happiness and retention of customers. With that said, it is equally or even more important for your company’s management to place a high emphasis on developing and maintaining a smooth, efficient and productive call center. From providing your agents with the proper training to meet customer needs to equipping them with the latest technology to improve their capabilities, maintaining a call center requires a lot of homework. With so many CRM vendors online these days, many executives have been left overwhelmed when trying to find the most productive and cost-efficient ways to improve their contact centers.Visiting a top CRM resource like CRMXchange is a great way to avoid such confusion and to ultimately stay on top of the latest developments in the industry when aiming to equip your call center agents with the necessary tools to succeed. From hosting a directory of top CRM vendors to providing a great collection of helpful and insightful resources, including white papers, expert columns and even Webcasts, CRMXchange offers all the information you need to know to get your Society and Culture - The Informational Age "The promise of the Information Age is the unleashing of unprecedented productive capacity by the power of the mind. . . . The dream of the Enlightenment, that reason and science would solve the problems of humankind, is within reach."Such is the optimistic conclusion of Manuel Castells in his massive trilogy, The Information Age: Economy, Society and Culture. Within the same conclusion, however, this professor of sociology at the University of California, Berkeley, cites as prerequisites many miraculous changes for society and culture in this global social conscience. And the likelihood that these miracles will be realized seems as remote as the Emerald City in The Wizard of Oz.Consider several "if only" rainbows that society and culture must chase before we can walk the yellow-brick road to Castells's utopia: "If people are informed, [are] active, and communicate throughout the world; if business assumes its social responsibility; if the media become the messengers, rather than the message; if political actors react against cynicism, and restore belief in democracy; . . . if we assert intergenerational solidarity by living in harmony with nature; if we depart for the exploration of our inner self, having made peace among ourselves."What Castells doesn't seem to realize is that human nature is the wizard behind this curtain, and unfortunately he doesn't see that for what it really is. In his conclusion he states that "there is no eternal evil in human nature." Yet he warns in his third volume that the Information Age has the potential to greatly expand the gap between rich and poor nations, that the weakest in society (especially children) stand to be exploited by the new global economy as never before, and that a rising global criminal economy will wield unprecedented power. In the same volume he readily admits that "we are all inhabited, at the same time, by humanity's angels and devils, [and] whenever and wherever our dark side takes over it triggers the release of unprecedented, destructive power." Castells is to be applauded for recognizing that human nature is at the crux of the success or failure of the Information Age, but his optimism is not supported by his analysis of these monumental changes. In fact, he identifies the potential for more negative than positive scenarios as the world speeds blindly into what many believe will be the greatest social upheaval in the history of humanity. To be fair to Castells, he Inspections Therefore, the decks just linger by themselves, never really thought of until an owner calls to say that water is dripping into their home from the deck above them during the biggest rainstorm of the season. Then the deck problem raises it’s ugly head, causing the manager to go into crisis management mode, calling a handyman out to temporarily cover the deck, waiting for a deck company to come out and look at it, getting the Board to approve the repair, all of which can take a month or more. The owner is frustrated because their deck leaks, the manager is frustrated because he or she hears from the owner 2-3 times with complaints, the deck company is usually busy with lots of leak calls and it takes forever to get anything done that cures the problem. Frequent (at least once per year) inspections will help eliminate problems. Catching small problems before they become big problems can save considerable sums of money from having to be spent on framing repairs due to leaks. Summer is an ideal time to inspect decks, it isn’t raining and there is some time before the winter storms begin anew to get bids and make needed repairs. The inspection needn’t be a difficult thing to do; there are many things to look for that a layman can spot pretty easily. If the Association or management firm has a deck company that they trust, perhaps hiring them as an outside source to perform the inspections would work well. Warning signs to look for on your deck inspection include cracks in the deck coating, nails popping through the coating from the subsurface, delaminating paint and bubbles in the coating surface. Any of these items found is a sign that the waterproof surface has been compromised. Owners should be looking for these warning signs too, as well as looking for stains on their ceiling or walls in the home below their deck. Metal flashing can be checked for signs of rust, pulling loose from the deck coating or if it is bent or broken. If you find these problems on a deck, a simple check of the condition of the substrate underneath can be achieved by using your foot to check for softness. Be careful, it may be so soft that your foot could go through the deck in a worst-case scenario! Soft substrate is indicative of what could be a bigger problem underneath, dry-rotted framing and/or termites. The other hot button in today’s HOA world is mold and mildew. Get a new job? Lose weight? Apply for that promotion? Do you turn to immediate, pleasurable activities but end up putting off what you really want? Does answering email, surfing the net or putting another kettle of hot water on in the break room suddenly peak your interest more than following up with a client on a big deal?Successful people apply self-discipline to their lives and their work. The ability to delay gratification and focus on what really matters leads to big rewards in life. Learning to build discipline will bring greater, more sustainable happiness without the ups and downs of immediate gratification. The good news: build discipline in any area of your life and reap the positive rewards in other areas. Choose one of these examples below and apply it to your life today.1. Go the distance. Park your car farther away from your destination. At work, choose the spot farthest away, not the spot by the front door. This will help you overcome physical resistance. This will build your self-discipline by having you choose the more challenging route, not just the quick-fix solution of getting from point A to point B as fast as possible. Making things a little harder on yourself in simple areas will develop your ability to do things even when there’s something much easier or exciting before you, such as a quick walk rather than the “trek” across the parking lot.2. Face it. Your boss has sent you an urgent e-mail: “In my office. Now!” You look at it, shut your office door, and busy yourself with talking to your best friend on your cell phone. Stop yourself. Realize you are trying to avoid the inevitable. Take a deep breath. Exit your office. Meet with your boss. Face what you fear. Develop the self-discipline to face unpleasant interactions. Don’t hide out. Obviously, your boss can—and will—find you, which can worsen the situation.3. Get healthy. You know you need to exercise and you want to eat healthier. Usually you grab a hamburger and fries and eat it at your desk for lunch. Today you have a 30-minute lunch break. You want nothing more than to get an ice mocha at the corner coffee shop and veg out at your desk. Instead, grab the carrot and the bagel you packed for yourself. Head out for a brisk walk.4. De-caffeinate. How many cups of coffee do you drink a day? Reduce your intake by one cup per day. For example, if you no Frequent (at least once per year) inspections will help eliminate problems. Does it not make sense to have a decent Website designed that does show up in Search engines? Now, no matter how pretty your design skills look, the art is to get Traffic to your website. Any website is only as good as its ability to show up and be found when searched for. Fact is there are millions of clients looking for your services on the internet by the minute, which could become yours. Have you ever listened to a sales person trying to convince a client that they need the product he is selling? Does it not make sense to strike while the iron is hot and actually spend your cents on Web design and Search Engine Optimization? These are clients already in need of your product, they need no convincing!Web designers familiar with SEO strategies can design sites that are optimized for Search engines such as Google and Yahoo. Search Engines work on ranking, the higher your page rank, the better your chances are to get to the top of the Search engines. Truth is, when the major Search Engines give you a good ranking, your ranking in the smaller local search engines would automatically be better. Spending on SEO services make sense and there are good reasons for this. The first is that Search Engines are an online business portal for buyers & sellers and this is where businesses have to show up to get traffic that potentially turn into clients. All the stats will show you that those who spend the most on SEO get best returns on that investment. That seems like stating the obvious, but you really need to think a little about search engine results. The top 10 ranking sites normally get all the traffic, so unless your marketing expenditure can get you into those top rankings, the performance of your web site and your company will not be promising. SEO will allow your product & services to be found where it is demanded and you would be far more successful, knowing your web site is a powerful 24/7 salesperson, like you intended when you spent the good money for it.The other very important aspect of a successful web site would be the host behind it. Softer deck coatings aren’t always able to have these items in direct contact with the coating, often caster cups will need to be used to protect the coating. It’s a strange world, this place we call the internet. Many things here are stark opposites of their real life counterparts. Take for example the following. Whereas blind dating is a most dubious manner of meeting people in real life, it is the norm in cyberspace. Whereas multi-level marketing carries with it a stigma of disaster in the actual world, it is a venture very much sought on the web. And whereas traffic tends to irritate us in our daily existence, online denizens would kill to increase the same for their websites.Traffic, or the volume of users who visit your site, is what ultimately dictates the success or failure of your enterprise. You may have the best looking site on the planet, offering the most beneficial package for would-be customers, but if no one gets to visit it, all would have been for naught. Thus, generating traffic for your online business should be of utmost importance. Here are some proven ways in increasing the quantity of users who would visit your site.1. Use Overture. Overture is a Yahoo subsidiary that offers a very useful keyword suggestion tool that could help you come up with the right keywords. Using the right keywords would rake in more visitors for your site. Simply punch in the words that are related to your products or services, and see how many searches were made for those particular entries. The more searches there are, the more you should consider using those keywords in your site.2. Submit your site to the many search engines on the web. People who are looking for particular information use search engines to determine their destination. You would want to have your website shown once a search is made.3. Know the value of keywords. Search engine spiders are sent to fetch the keywords embedded in your site, so it would serve you well if your pages are populated with the right keywords you’ve acquired from Overture.4. Provide quality content. Populating your site with keywords would be useless if done carelessly. Your visitors would be looking for information, and it would be best to give them that. Otherwise, they’ll just leave as quickly as they came. Remember, you want quality visitors, those who have the highest possibility of purchasing what you have to offer. You have to provide good, informative content for them so that they’ll stay. Try to publish articles or special reports on your site, where your keywords are strategically positioned in the bod Indoor/outdoor carpet is often put down on a deck by an uninformed owner, usually to cover over an ugly, degrading deck surface. A good cleaning will rinse dirt away that can wear down the coating. Just like the buildings, the deck needs to be painted/resealed on the schedule recommended by the manufacturer. All waterproof coatings sealant needs to be renewed, sometimes as often as every two-three years. The topcoat is a specialized paint/sealer, formulated to protect and seal the under layer (which is where the waterproofing material is). The topcoat is usually applied at the rate of about 8-10 mils thick, by brush, roller or spray. UV (sun) rain and foot traffic will wear this protective layer away at a rate of 3 mils per year. Even though the deck may look pretty good and the paints color is still there, by year 3 there is little protection afforded to the under layer. Continued deferred maintenance is the beginning of the end of the decks usable life, often resulting in expensive repairs. As a general rule, soft deck coatings (urethanes, elastomeric’s and floating systems) will need more frequent maintenance than hard concrete based deck coatings. They also have a greater chance of failing prematurely if they are not maintained as recommended. Concrete based systems are usually more forgiving if not maintained according to the manufacturer’s schedule. Consult with the manufacturer or deck coating installer if you are not sure what you have. Selecting a New Deck Coating System. As always, you’ll want to get at least 2-3 vendors to bid your job. Arrange a site visit where all bidders can come at the same time and review the job, they can ask questions that all of them can get the same answer to. Having their respective manufacturer’s sales representative review the job will be beneficial too. The sales representative should write the specifications for the contractor to use to bid on. Ask each contractor bidding your work what deck system they are proposing to install. Tufflex, Mer-Kote, Pacific Polymers, Dex-O-Tex, Desert Brand and Life Deck are common brand names. Watch out for deck coatings that aren’t proprietary systems, manufactured by a bona fide chemical company. Some deck companies “cook up” their own deck coatings, seeking to minimize their costs on materials. While some companies who do this may have a coating system that works pretty well, there won’t be any manufacturer’s support if any problems arise before, during or after the installation. Ask your installer to provide you with the manufacturer’s information, including their name, address and telephone number. Don’t be afraid to call the manufacturer and speak with that firm’s sales representative. Ask them to make a site visit, write the specifications for the work necessary, then review the work during and after the installation and provide you with a written warranty. When selecting your deck system, there are a lot of choices available. Since it is usually difficult to get an “apples to apples” bid with 2 or 3 contractors all bidding the same system, the problem is compounded when you are comparing different coating systems. Each system may offer advantages and disadvantages over the other. What works great on concrete decks may not work so well over a plywood/OSB* substrate deck. * Some manufacturers will not warranty their product over OSB, which is not recognized as suitable substrate by the International Conference of Building Officials (ICBO). Be sure to ask your bidders whether this is the case with their product. Others may grant a special exemption if conditions warrant. Urethanes, elastomeric’s, floating systems and lightweight acrylic systems are commonly heard terms in describing deck-coating systems. Understanding what you are buying is critical to your project’s success. Many coating products can have long curing times, necessitating keeping the decks closed for a long period of time, sometimes for 24 hours. Does your Association have residents who would be adversely affected by being locked in or out of their home, sometimes for days while a new system is being installed? Some may have odors associated with the curing and application process, odors that may be highly offensive or toxic. Do you have residents that might suffer from these smells? Ask your contractor about access to the house, especially if the decks they will be working on are entryways into the house. Urethane deck coatings especially are notorious for strong odors associated with the curing process. It’s better to find out ahead of time that a product may be smelly so that you can provide notice to residents. A question you want answered from each bidder is whether your maintenance staff can provide future maintenance to the deck or if the deck installer must provide those services. Some manufacturer’s warranties might require that only an authorized installer renew the topcoat. Others may not have that requirement. Is your Association set up with onsite maintenance personnel or an outside source that could reapply sealer for the Association? You should also ask the contractor what would/could happen to their deck coating if the Association didn’t maintain it according to schedule. The painted topcoat is usually 8-10 mils thick with two coats applied. All deck coatings topcoat will wear down from foot traffic, sun, rain etc. On some systems, when this happens, it exposes the tender under layer (where the waterproofing materials are usually) to rapid degradation.
