Real Estate Is Your Friend, Invest in It ou shoulds."
Hear the term "Real Estate Investing" and the typical person probably imagines some Herculean figure who has tons of cash, guts, or both. The truth is real estate is blown way out of proportion for some in terms of its sheer mystique. The bottom line is real estate is the number 1 way for the average Joe and Jane to add to their bottom line in a big way. The first thing you should do is think differently. Instead of looking at someone like Donald Trump and say, "Wow, I can never be as smart as that guy." Transform your mind to say "What do I need to learn and do to achieve the levels of success in real estate that I deserve!" Don’t be a lemming (that’s what got you in the financial rut in the first place!) by using the same exact words. Feel free to carve your own personality from that same bold statement. Oh man, do I really have to go to the library as well as go meet people. Yes! Real estate is a people business. And knowledge will help make you more effective in working with people in the context of the business you select. You can start by joining a real estate club with like minded individuals. Look around, what are they investing in? Chances are, it’s in residential properties. And if you speak with some of them, you will realize not all of them were millionaires to start off with. Owning a residential property can be a good first step because it allows you to gain appreciation in value over time, which thereby increases your net worth as well. Your ability to leverage that value increases as well via methods such as refinancing which can provide additional investment capital for you. Overcoming the mindset of negativ Speaking different languages at work In the workplace, these differences impact the way messages are sent and received, thus causing communication breakdown, misunderstanding and major frustration. For example, a female supervisor seeks conversation from her male boss about a problem situation she is having with one of her employees. (Reflections From My Experience In Vegas) As Carl Rogers said, "The major barrier to mutual interpersonal communication is our very natural tendency to judge, to evaluate, to approve or to disapprove." Approval usually comes when my perceptions of your behavior match my assumptions of how I think you should behave. It's time to stop shoulding on each other and begin to ACCEPT each other with our differences. This doesn't mean we always have to agree with each other; just accept.
This is when I realized it is a whole new level of marketing for any type of business out there, from the local business to the large national corporation. The lessons we learned included, but were not limited to:What our clients would like to see available on the marketplace,Our competitor's image and how they communicate with their clients,Our place in the Industry, and, Potential lucrative alliances with other industry players. What our clients would like to see in the marketplace:We had many people approach us about problems they currently face working with current suppliers in our Online industry. We were able to understand from our potential client's eyes how they see our industry, and the potential upside value they see in our services, and where they are currently being short served. They also expressed growing concerns of the dynamics of our Industry and how they do not understand all cost's to do business in our marketplace but understand there is large upside value. This communication allowed us to realize the expanse of market opportunity beyond the services we currently offer. It also allowed us to see what services we can package and in particular how to package them to give our clients this wanted value. Our competitor's image and how they communicate with their clients:For the first time we were able to see eye to eye with our competitor's and how they present themselves to the public eye with the display at their booth space (or lack there of). How a company decided to setup their displays spoke a lot about them because at this point it became their satellite office to landing busine People perceive things differently due to differences in cultural/ethnic background, personal experiences, personality styles, gender differences, attitudes and beliefs, etc. This diversity may impact our ability to communicate with each other. This means each time you implement a change to your marketing strategy; you should evaluate the results of the change to determine whether or not it generated a greater profit for you. This is important because it can help you determine what is working and what is not working for you.Evaluating the response of your Internet marketing can be done in a number of different ways. Customer surveys and embedded HTML code are two of the most popular methods of evaluating the effectiveness of an Internet marketing campaign. Customer surveys can be as simple or as complex as you like depending on the amount of feedback you would like to receive. However, one of the most effective ways to find out how well your different marketing tactics are working is to include a question asking the consumer where they first learned about your products or services. This is important because if you find a great deal of your customers are learning about your products or services through a particular venue, it is a good indication this method of advertising is working quite well for you.Embedding code into your advertisements for the purpose of receiving feedback is also a popular method of evaluating the response to your Internet marketing strategies. Blogging for business can be a very effective marketing tool. The first thing you may need to know, especially if you’re very new to this, is, what in the dickens is a blog? In its most basic form, a blog is just a personal journal or diary. It’s a web space that allows you to rant on ‘til the cows come home. The word “blog” comes from a combination of the words “web log.” You can blog about absolutely anything, any topic. And the most amazing thing about blogs is that other people, all over the world may actually be interested in what you’re blogging about. The coolest part about blogs is that most of them are interactive. Most bloggers allow you to post responses to their blogs. Other readers can add their thoughts and a continuing dialogue is underway.Oh yeah, did I mention that blogs are usually free? This alone should persuade you to use a blog as part of your small business marketing strategy. Plus blogs are quite easy to set up. You don’t need much, if any, training. You can have your own blog up and running in mere minutes.Good blogs are interesting and they are kept up-to-date. It’s a little annoying to return to a particular blog and read the same old thoughts. On Being a Successful BloggerWith an interactive, collaborative blog, you can engage your customers in a direct but relaxed way. Corporate Investment Recovery ProgramsEvery business eventually has items they no longer need. For some businesses this may be machine tools, processing lines, and even complete plants, while for others it’s overstocked inventory, end of life products, computers or vehicles. Most everything that flows through the billion dollar purchasing channels and supply chains of the world will some day be discarded or sold. In some situations these items may be relatively new and still in original packaging or recently installed, while in other cases the asset may be 50 years old and held together by duct tape. Managing items when they arrive at the end of their initial planned use is something that I, and others, call the Disposition Chain Management. This function is also referred to as “Investment Recovery” or “Surplus Asset Management”. By whatever name you call it, this is one of the single largest overlooked areas for most businesses. The Missed OpportunityThink of all the technology, resources and effort applied to purchasing management. The purchase of a $20,000 asset will likely involve certified purchasing managers, an RFQ, pre-approved vendors, multiple bidders, advanced purchasing systems and a well structured process to approve the purchase. If the $20,000 budgeted asset is purchased for $19,000 through these efforts the $1,000 savings is important and measured cost avoidance. Now consider the sale of a used piece of equipment with a market value of $20,000. In many company’s this task will be delegated to someone with little experience in asset sales. She just wants him to listen to her, rephrase and repeat what she's saying so that she can become more clear on how she wishes to proceed. Perhaps he would ask her some probing questions about options, etc. Instead, he begins telling her what she should do with the problem employee. She becomes frustrated and leaves, feeling like her time was wasted. He feels he has solved the problem, and it's time to move on. ...and then at home Taking this situation into the home, the wife wishes to discuss a problem she's having with her husband, and he jumps in with the solution before she has had a chance to process her options. She gets mad and leaves the room saying, "You just never listen!" An immediate translation is what's needed In both scenarios, some very important communication skills are sorely lacking. First of all, the woman needs to be up front about what she wants from the man. "I'd really appreciate it if you'd help me process this problem by listening and asking questions," is one way for her to be clear in the beginning. If she decides she wants his advice, then she can ask for it. If she doesn't tell him what she wants in the beginning, then he would be wise to ask, "Do you want my advice or just someone to listen to you?" As we move into the next decade, we are going to have to learn how to better establish and maintain relationships with clients and co-workers so that we can create greater quality and productivity in an ever-changing world. The best way to do this is to fine-tune communication skills and accept that people are different, and it's okay. Follow these tips:
